Addition or renovation?
An addition adds square footage — up, out or into a garage. A renovation reworks the space you already have. Many of our projects combine both: a second floor with a new kitchen below, for example.
What we check before we price it
- Foundation and framing capacity for a second floor
- Zoning limits on height, setbacks and lot coverage
- Electrical service, heating and plumbing capacity for the bigger house
- How to phase the work if you’re staying in the home

Additions & renovations FAQ
Do I need a variance for an addition?
Only if the addition exceeds your zone's setback, height or lot-coverage limits. We check this first and handle the zoning board application if one is needed.
Can we live in the house during a renovation?
For additions and phased work, often yes. For full gut renovations we usually recommend moving out — it's safer and faster. We plan the phasing with you.
Is a second-story addition cheaper than moving?
It often is once you count closing costs and moving, but it depends on your foundation, framing and the size of the addition. We'll price both sides of the decision with you.
