Commercial general contractor for fit-outs & ground-up builds in NJ
Tenant improvements, retail and restaurant buildouts, offices and new commercial buildings, scheduled around your lease commencement and opening date.
Scroll to watch a retail and office building go up, from footings to opening day.
Step 1 of 5
Before you sign, then site work
We walk the site, flag existing conditions and give you a budget you can negotiate tenant improvement allowances with. Once the lease is signed: survey, footings, piers and the slab, with township and code review running alongside.
Step 2 of 5
Steel and structure
Columns, girders, bar joists and metal deck, with the second-floor slab poured on top. Long-lead steel and equipment are ordered early so the frame goes up on schedule.
Step 3 of 5
Envelope and roof
Block and insulated metal panel walls, aluminium storefront and ribbon glazing, parapet and roof membrane. Rooftop units are craned into place so mechanical can start.
Step 4 of 5
Tenant fit-out
Demising walls, ceilings, lighting, MEP and fixtures, built to your brand standards and the landlord's criteria. We handle fire and health department sign-offs and send weekly reports against the schedule.
Step 5 of 5
Opening day
Paving, striping, site lighting and landscaping, then final inspections, the certificate of occupancy, closeout documents and the punch list, all before your opening date.

Can you give a budget before I sign a lease?
Yes. After a site walk we provide a preliminary budget you can use to negotiate tenant improvement allowances and free rent.
How long does a typical tenant fit-out take?
It depends on size, MEP scope and permit review times. Most small to mid-size fit-outs take [X–X] weeks of construction after permits are issued.
Do you work outside New Jersey?
Yes — we build across the tri-state area and in upstate New York.
Can you work after hours in an occupied building?
Yes. We schedule noisy work and shutdowns around neighboring tenants and building rules.
