What affects fit-out cost
Every space is different. These are the factors that move a fit-out budget most — we price each one line by line so there are no surprises.
- Condition of the shell. A white box costs far less to finish than raw shell or a space that needs heavy demolition. (White box vs. vanilla shell, explained)
- MEP scope. New rooftop units, electrical service upgrades and added plumbing are the biggest variables.
- Finish level. Brand-standard finishes, millwork and specialty ceilings add cost and lead time.
- Schedule. Compressed timelines and after-hours work in occupied buildings carry premiums.

Commercial fit-outs FAQ
What's the difference between a fit-out and a renovation?
A fit-out prepares a commercial space for a specific tenant's use. A renovation updates a space that's already in use. Many projects involve both.
Who pays for the fit-out — the tenant or the landlord?
It's negotiated in the lease. Landlords often contribute a tenant improvement (TI) allowance, and a realistic budget from us helps you negotiate it.
Can you give a budget before I sign a lease?
Yes. After a site walk we provide a preliminary budget you can use to negotiate the TI allowance and free rent.
Do you provide design services?
We coordinate licensed architects and engineers for permit drawings, or build from your design team's documents.
